What is actually different here

Kings Beach: neighbor-close decks and street-snow storage

Kings Beach decks are often a few feet from the next cabin. Snow from the roof and snow from the street both land on the same small walking surface. A failed rail here is a neighbor-and-passersby problem, not a private west-shore overlook. Street-side stairs take plow throw from Highway 28. We want a photo of the rail line toward the street and the gap to the neighbor — not a wide lake hero shot. If the deck is the only outdoor space on a thirty-foot lot, we still will not stain a frame that moves.

Owner situation

Owners come back in April or May and find a gray walking surface, a wobbly stair, or a rail that spent the winter as a snow fence. Second-home decks also collect furniture stains and planter marks that look like rot until someone actually looks. The useful split is cosmetic finish vs. movement in the structure. Public TR Tahoe copy already lists deck staining and files this work under Deck & Exterior. We will not turn every weathered board into a full rebuild story.

How TR Tahoe handles it

We look at the walking surface, stairs, rails, visible framing, and how snow unloads from the roof onto the deck — Tahoe Donner’s own design notes warn that roofs which dump onto decks and handrails create annual repair. Maintenance, stain, and isolated board or hardware work stays in the maintenance lane. New structure, enlarged footprints, or anything the town or association treats as construction is coordinated with a licensed contractor. You get a quote before demolition.

Limits

This page does not sell unlicensed deck construction. We will not certify snow-load capacity or promise a deck is safe from a photo. Missing pickets, heaved stairs, and loose posts are safety issues: we will say when the deck should not be used until a licensed person has seen it. No stock “after” gallery.

Licensed-trade coordination

Plumbing and electrical are not published as Kings Beach service lines. If a look finds a licensed-trade need, we coordinate a referral. We will not ship a Kings Beach plumbing or electrical URL until a performed or coordinated job is in evidence.

Next step

Text (530) 448-1734 with a photo of the stair and the rail line, plus whether snow is still against the house. If the deck moves underfoot, say that first. We would rather tell you to stay off it than sell a stain job on a failing frame.
