Tahoe Donner property care — ASC and CSO are part of the job

Tahoe Donner is on the public contact-page service list. Almost every exterior job there collides with Architectural Standards and the Community Standards Office. If a page does not mention that, it is not a Tahoe Donner page. Old Greenwood is a different committee and a different packet.

What is actually different here

ASC approval is required before construction, additions, exterior alterations, and decks. Owners must be in good standing. Re-roof, re-paint, and re-stain start with a CSO check. Roof pitch, metal-use limits, color maintenance (including faded metal), and the association’s ~20% bare-metal failure language are specific here. Deck surfaces, rails, and visible hardware have uniform-finish rules. Footings more than six inches above grade must be colored to match. Site inspections wait for snow melt. Town snow-storage easements sit on the front twenty feet. Temporary winter entry shelters have their own application. None of that is true in the same way of a generic Tahoe City paragraph or an Old Greenwood AC sample-board story.

Services in this place

Roof, stain, and deck pages for Tahoe Donner exist to help an owner walk into the CSO with eyes open, then coordinate licensed trades. Remodel coordination sequences ASC, then Town, then weather. Winter response documents access and roof-dump hazards without pretending we can inspect under snow. Handyman requests still get an ASC filter. No plumbing or electrical authority page is published for the association until job evidence exists.

Licensed-trade coordination — not a published service line

Plumbing and electrical are not published as Tahoe Donner service lines. ASC complexity is not a substitute for a job record. Licensed-trade coordination after a look only.
